Built from running our own rental

David and Ashley Brewer run a short-term rental in Missoula. The turnover — stripping and remaking beds from the property’s own linen reserve, resetting the kitchen and bathrooms, restocking what the last guest used, staging the home back to the way it’s meant to look, then checking it again — is the part that decides whether a stay goes well.

Doing that for our own property is where the checklists, the photo habit and the written scope came from. We’re now offering the same discipline to other Missoula hosts.

The on-site assessment always comes before any quote.

    Tell us about the property through the request form. No prices are published, and nothing is committed at this stage.

  2. Step 2

    Property assessment

    We walk the property with you and document it — layout, amenities, linen reserve, storage, access constraints and the condition we'll be returning it to.

  3. Step 3

    Written quote with the scope in writing

    The assessment comes first, then the quote. Every line of what is and isn't included is written down before any work is scheduled.

  4. Step 4

    Scheduled turnovers with photo evidence

    Turnovers run against the agreed checklist for that property, and completion photos are sent so you can see the state the home was left in.

A deadline per property, not a blanket promise
We agree a guest-ready deadline for your property and your booking pattern instead of advertising one turnaround time for every home in the city.
Hosts keep their own linens and consumables
In our current model the property's linen reserve and consumables belong to the host. We work from what's on site and restock to the par level you set.
Damage is documented and escalated, not hidden
If we find damage or wear, we note it, photograph it and tell you. Any repair work is a separate conversation and a separate quote.
